Intimate yet spacious in a tightly planned neighborhood

Corner lots can be very desirable from a design standpoint offering options on how the house may be viewed, approached or perceived. A house on a corner can anchor a street and provide a presence for the neighborhood. But when the corner lot is only .14 acres and has a 20 foot front setback and 10 foot side and rear setbacks opportunity gets compressed. Neighbors are close by, yard and garden space is minimal yet creating a presence is still critical.
This 2,200 square foot residence has 3 bedrooms, 2 ½ baths, a 2 car garage an open living, dining and kitchen plan as well as a covered outdoor living space leading out to an open deck.
Creating unique architecture in a tightly planned neighborhood is tricky. Once we established the plan’s program and organizational layout with the owner, we then developed the massing which not only had to provide a unique identity, but an interesting massing as well. Volume was given to the open living, dining and kitchen space by way of scissor trusses which provided vaulted ceilings.
Establishing not only what views may be available of distant hills but also blocking views of neighbors was critical as well as natural light. Corner windows for this corner lot provided those obscure views to be capitalized, which also provided ample wall space for televisions, fireplaces and artwork.
The outside textures used were that of standard western red cedar siding profiles and creating a composition with them to create interest and accentuate the massing of the house. An earth tone color palette was also used to create individuality.
